Gingin Acreage Makeover
From Undeveloped Block to Purpose-Built Lifestyle Property
Project Overview
This Gingin project involved transforming a one-acre property that had never been landscaped beyond the construction of the home. The block was largely undeveloped, overgrown and lacked structure or usability.
Our goal was to convert the space into a fully functional acreage, with clearly defined zones designed for purpose, lifestyle and long term enjoyment – ready for the clients to move into and enjoy in retirement.
The Client Brief
Our clients had purchased the property while still living and operating a business up north, with plan to retire into their newly transformed home.
They needed a trusted team to manage the project end-to-end, ensuring everything was completed to a high standard before they relocated. The brief was to create a property that felt established, usable and welcoming, with multiple areas to relax, explore and entertain.
The Challenges
This project presented a unique combination of logistical and site challenges:
- Entire property undeveloped aside from the house
- Overgrown vegetation and weed management required
- Loamy clay soil with poor drainage
- Large-scale earthworks required to level and prepare the site
- Coordination required while clients were remote
- Mature trees positioned poorly along fence lines requiring removal
- Significant material sourcing and delivery to a semi-rural location
Extensive planning and project management were essential to keep the project moving efficiently while maintaining clear communication with the clients.
Scope of Works
This was a large-scale acreage transformation involving both structural groundwork and detailed landscaping finishes.

Site Preparation & Structural Works
The project began with major earthworks and site preparation:
- Clearing and levelling large sections of the property
- Retaining around the homestead
- Defining zones for lawn, gardens, patios, firebreaks and pathways
- Installation of firebreaks and driveways using compacted pea gravel
- Soil improvement with conditioners to address drainage issues
Truckloads of soil, stone and mulch were sourced, delivered and distributed across the site to build a strong foundation for planting and usability.
Infrastructure & Project Management
Given the scale of the property, infrastructure was a key component:
- Coordination with a water diviner to determine the optimal location for future bore
- Bore installation
- Supply and installation of a water tank
- Full-property reticulation system
- Coordination of electrical trades
We managed all trades and logistics, ensuring each stage aligned with the overall vision and timeline.
Outdoor Features & Lifestyle Elements
The project incorporated a range of custom and lifestyle-driven features:
- Construction of a front boundary wall with two double gates for added privacy and security
- Custom-made fire pit installation
- Greenhouse procurement and installation
- Custom-built pergola positioned to capture distant hilly views
- Decking, edging, pathways and water feature installation
Each element was designed to enhance how the clients would live in and experience the property.
Planting & Softscaping
A large-scale native planting scheme was developed to suit the environment and client preferences.
- Extensive sourcing from multiple specialist nurseries
- Selection of native plants suited to local conditions
- Replanting to offset the removal of mature trees
- Creation of layered garden areas for exploration and visual interest
The planting design ensures the property will continue to mature and improve over time.
Timeline & Workflow
Initial consultation began in April 2022, where we assessed the property and worked closely with the clients to develop a staged plan.
The project involved ongoing collaboration through calls, emails and design discussions, with each area of the property carefully planned for its intended use.
Works progressed in stages, including:
- Clearing and earthworks
- Structural retaining and zoning
- Infrastructure installation
- Hardscaping and feature construction
- Planting and finishing
Due to the scale and staging, the project was completed over approximately eight months, concluding at the end of 2022.
